How to read the figures
We publish what we saw, not what we wish we knew.
Every figure on this site is the last one shown on a listing before it closed, read from a periodic snapshot. It is not a confirmed sale price, and we never present it as one — a listing that moves in its final minutes moves without us. We also record the examples that closed without a figure at all, because a reference that repeatedly fails to find a buyer is worth knowing about and almost nobody publishes it. Where we have too few observations to be useful, we say so instead of drawing a range.
